- Work together to establish a price range that “you” are comfortable with, that is within your budget
- Discuss with you the various methods of financing your purchase
- I will introduce you to a reputable and trustworthy Mortgage Consultant to ensure you have a “locked in” rate with good terms
- Discuss with you the other costs associated with buying that may affect the amount you can afford
The Home Search
- Discuss in-depth with you what kind of home you are looking for and help you prioritize your wants and needs your “must haves” and “wants”
- Provide you with an initial list of properties that fit your needs and wants
- Set up appointments to view the properties you are interested in
- Check numerous times a day on the MLS system for new listings that would be suitable for you. The MLS system is approximately 24- 48 hours ahead of the public site www.realtylink.org or www.realtor.ca
- Check throughout the day for price reductions on properties that would now be within your price range
- Check on collapsed offers on properties that you are interested in but another party had already offered on
- I have the “in-side track” on new listings, through in-office networking, prior to new listings going to the Real Estate Board - BEFORE non RE/MAX realtors KNOW
- Email or phone you as soon as a new listing arrives in our office or is posted on the MLS system
- Point out all the advantages and disadvantages of all homes viewed
Establishing a purchase price
- Research recent sales in the property area
- Research active listings in the property area
- Combine sales and listing information to establish the best purchase price
- Review with you the condition of the property
- Review conditions that would affect the resale value of the property
- Research how City Halls' plan may affect property values
- Check with City Hall regarding rezoning possibilities and long term plans
- Check with City Hall regarding the City's Official Community Plan, future roads and future developments
Drafting and Documentation of the Contract of Purchase and Sale
- Review with you all the forms used in a real estate transaction
- Prepare all documents required for the Contract of Purchase and Sale
- Present your offer of purchase to the listing realtor and the vendor of the property
- Represent you upon presentation of all offers and negotiate in your best interest for the “LOWEST” possible price
- Obtain Title Search for the subject property
- Research any liens, Right of Ways etc that affect the property (applies to detached properties only)
- Assist in reviewing the completed Property Condition Disclosure Statement
- Provide you with a list of respected Home Inspectors to assist you in a thorough examination of the subject property
- Ensure that you receive all and any strata documents relevant to the property
- Arrange all appointments for inspections and review findings with you and the inspector when applicable
- Help review all documents prior to subject removal
- Request a property site survey certificate from present owners when available (applies to detached properties only)
On-Going Support and Follow Up
- After a contract has been accepted, handle all follow-up and keep you informed
- Forward all legal documents and conveyancing instructions to your lawyer
- Follow up with you and your lawyer to ensure all details are covered
- Make arrangements for keys on possession date
- On possession day preview your new home with you to ensure all included equipment and items are in place as per the contract
