The Home Search

  1. Discuss in-depth with you what kind of home you are looking for and help you prioritize your wants and needs your “must haves” and “wants”
  2. Provide you with an initial list of properties that fit your needs and wants
  3. Set up appointments to view the properties you are interested in
  4. Check numerous times a day on the MLS system for new listings that would be suitable for you. The MLS system is approximately 24- 48 hours ahead of the public site www.realtylink.org or www.realtor.ca
  5. Check throughout the day for price reductions on properties that would now be within your price range
  6. Check on collapsed offers on properties that you are interested in but another party had already offered on
  7. I have the “in-side track” on new listings, through in-office networking, prior to new listings going to the Real Estate Board - BEFORE non RE/MAX realtors KNOW
  8. Email or phone you as soon as a new listing arrives in our office or is posted on the MLS system
  9. Point out all the advantages and disadvantages of all homes viewed

Establishing a purchase price

  1. Research recent sales in the property area
  2. Research active listings in the property area
  3. Combine sales and listing information to establish the best purchase price
  4. Review with you the condition of the property
  5. Review conditions that would affect the resale value of the property
  6. Research how City Halls' plan may affect property values
  7. Check with City Hall regarding rezoning possibilities and long term plans
  8. Check with City Hall regarding the City's Official Community Plan, future roads and future developments

Drafting and Documentation of the Contract of Purchase and Sale

  1. Review with you all the forms used in a real estate transaction
  2. Prepare all documents required for the Contract of Purchase and Sale
  3. Present your offer of purchase to the listing realtor and the vendor of the property
  4. Represent you upon presentation of all offers and negotiate in your best interest for the “LOWEST” possible price
  5. Obtain Title Search for the subject property
  6. Research any liens, Right of Ways etc that affect the property (applies to detached properties only)
  7. Assist in reviewing the completed Property Condition Disclosure Statement
  8. Provide you with a list of respected Home Inspectors to assist you in a thorough examination of the subject property
  9. Ensure that you receive all and any strata documents relevant to the property
  10. Arrange all appointments for inspections and review findings with you and the inspector when applicable
  11. Help review all documents prior to subject removal
  12. Request a property site survey certificate from present owners when available (applies to detached properties only)

On-Going Support and Follow Up

  1. After a contract has been accepted, handle all follow-up and keep you informed
  2. Forward all legal documents and conveyancing instructions to your lawyer
  3. Follow up with you and your lawyer to ensure all details are covered
  4. Make arrangements for keys on possession date
  5. On possession day preview your new home with you to ensure all included equipment and items are in place as per the contract
